Landmark College Aiken Hall

I can honestly say that this project, while not the largest, was certainly the most ambitious, largely due to the intense timeline. We could not have completed this project without a collaborative team effort from everyone, and it promises to be an outstanding resource for generations of Landmark College students. Summary

In preparation for their 25th anniversary, Landmark College asked Bread Loaf to plan, design, and construct a fast track renovation of Aiken Hall as part of a campus-wide effort to improve interior environmental comfort and decrease energy usage.

The design expands a 62 bed common bath-style dormitory into an 84 bed private bath-style dormitory, by removing the roof and adding a third floor to the building. The 1963 unreinforced masonry building was brought up to standards of the current structural and seismic building codes. All mechanical, electrical and plumbing systems were upgraded and modernized. The 28,600 square foot project was achieved with a ten-week design schedule and a 12-week construction schedule.

Green Building/Sustainable Design

  • Reuse of an existing site
  • Expanded residential capacity without increasing building footprint
  • 85% of the lumber of existing roof was salvaged
  • Recycled/salvaged slate roof, sheet metal, electrical wire, boiler and piping
  • Cellulose building insulation
  • Improved air sealing
  • New Solarban high performance glass windows
  • Water saving “dual-flush” toilets
  • Efficient heating and conditioned air systems
  • Carpet, fitness flooring, vinyl tile and ceiling tile made from recycled materials
  • Cocoa mats at entrances of rapidly renewable materials
  • Improved air quality through mechanical ventilation systems
  • No-VOC paints and sealants
  • Renewable Energy: 50% or more of the building’s domestic hot water to be produced from the solar panels or a total of 1,029 gallons per day.
